What is SDA?
NDIS specialist disability accommodation (SDA) provides purpose-built housing designed to improve safety, independence, and quality of life for participants with high support needs.
SDA homes may include:
- Wide doors and hallways
- Wheelchair accessible bathrooms
- Hoists or assistive equipment
- Smart technology or automated doors
- Safer and stronger building materials
Four types of SDA design
Improved Livability
Homes designed for people with sensory, intellectual, or cognitive disability. May include better lighting, colour contrast, and easier layouts.
Fully Accessible
Homes designed for people who use wheelchairs or mobility aids.
High Physical Support
Homes designed for people with very high physical support needs. May include ceiling hoists, emergency backup power, and assistive technology.
Robust
Homes designed for people who may have complex behaviours and need stronger and safer environments.
How do you get SDA?
SDA usually needs strong evidence and clear planning.

To get SDA in your NDIS plan, you usually need:

What is SDA accommodation?
SDA (Specialist Disability Accommodation) is housing designed for people with extreme functional impairment or very high support needs. It includes accessible features that can make it easier and safer to live at home.
Who is SDA for?
SDA is generally for a small group of NDIS participants who meet specific SDA eligibility and funding criteria, often linked to very high support needs.
How is SDA different from SIL?
SDA is the home. SIL is the support inside the home.
SDA funding relates to the housing design and “bricks and mortar”. SIL funding relates to daily living supports delivered in the home.
Can I live in SDA without SIL?
Sometimes, yes. Some people have SDA funding but use different supports in the home, depending on their plan and needs. Others have both SDA and SIL.
What does SDA funding pay for?
SDA funding supports the cost of specialist housing features. It is separate from day-to-day living costs and separate from in-home support hours.
What are the SDA design categories?
There are four SDA design categories: Improved Liveability, Robust, Fully Accessible, and High Physical Support.
